Day 1 — Why Real Estate & Which Strategy Fits You
Promise: Understand the wealth levers, the real risks, and choose your starting lane.
You’ll learn (20–25 min):
- The four wealth levers: cash flow, amortization, appreciation, tax benefits
- “Risk knobs”: vacancy, repairs, leverage, regulation (esp. STRs)
- Strategy map: Flip vs BRRRR vs Long-Term vs Short-Term—time, capital, skill, regulation fit

Day 2 — Deal Math 101 + Build Your Buy-Box
Promise: Know the numbers that matter and lock in clear purchase criteria.
You’ll learn (20–25 min):
- Core metrics: cap rate, cash-on-cash, DSCR, breakeven occupancy
- Key inputs: realistic rents, taxes/insurance, vacancy, management %, rehab, financing
- Buy-Box essentials: price band, bed/bath, asset type, condition, exit plan, minimum return
Demo: Live underwrite a SFH; tweak rent ±$100 and rate ±1% to see sensitivity
Homework: Submit Buy-Box + one Zillow/Redfin link for 1:1 underwriting
Day 3 — Find & Fund: Sourcing Deals + Financing Options
Promise: Create repeatable deal flow and understand how the money actually works.
You’ll learn (20–25 min):
- Sourcing: on-market (alerts, agent strategy), off-market (driving for dollars, letters, wholesalers), speed rules
- Offer mechanics: contingencies, inspection strategy, ARV/rehab assumptions, when to walk
- Financing menu: Conventional, DSCR, hard money/bridge, HELOC/80-10-10; terms, points, seasoning
Mini-Checklist: What lenders want (docs, reserves, credit) + when to pre-underwrite
Homework: Get pre-qualified (or DSCR/hard money pre-vetted) + email proof to unlock my private deal alerts list
Day 4 — Rent-Ready & Execution: Long-Term vs Short-Term + Risk Controls
Promise: Turn a property into a reliable asset with simple, durable systems.
You’ll learn (20–25 min):
- Long-Term: safety/code, durable finishes, screening, lease basics, rent comps, PM options
- Short-Term: furnishing list, cleaning ops, photos/story, pricing, calendar, local compliance
- Execution controls: scope/budget template, vetting, draw schedule, lien releases, contingency/reserves, exit plan (refi/sell)
